Before paying your holding deposit, please read our Information Letter carefully. It explains the referencing requirements you will need to satisfy.
Once you have read and agreed to the Information Letter and Privacy Policy, you will be asked to pay the £150 holding deposit to secure your apartment, subject to contract and references.
Once we have received the holding deposit, you will be sent a link from LetRef asking you to complete their reference form. If you cancel your application during referencing and/ or are unable to provide satisfactory references, we will retain the holding deposit.
Once we have received the payment you will be sent an email from LetRef who ask for references from your employer, current and previous landlord, a character reference, as well as supplying 3 months of bank statements and pay slips.
If you are self-employed you will be asked for three years of tax returns and for a reference from your accountant. Once we have all your information, ProperTies Living, will be in touch to let you know if you can move on to complete the booking.
All tenants and any guarantor will be required to complete the referencing requirements. If you have any dependents who will not be responsible for rent, they will be added to the Tenancy Agreement as a permitted occupant. Please advise ProperTies of any additional occupants.
Once you have passed referencing, you will be asked to bring your Right to Rent documentation to the ProperTies lettings office at Aspire, Slough. If you are unable to come to our office, we can arrange a WhatsApp video call with you to verify your original documents – you’ll be required to show these on the call.
The most common documents are passports for all residents with the addition of your share code document for non-UK citizens.
Find the full list of valid Right to Rent documents on the GOV.UK website to ensure you meet the requirements.
You have two deposit options.
You can either pay a deposit equivalent to one month’s rent which will be registered with the Tenancy Deposit Scheme (TDS), or you can sign up to Flatfair zero deposit scheme which costs one week’s rent.
An exciting day! And a time for you and your fellow occupants to have a tour of the building and receive your fob(s) or key cards.
The last official things to read and sign are the Fire Policy and the Inventory for your apartment. If anything needs explanation in more depth, of course, we are more than happy to do so.
Now it is time to make your new apartment into a real place to call home... Enjoy!
